A mixed-tenure development to meet demand for social housing

The site originally accommodated only 14 three-bedroom houses built in the 1970s. As part of Kāinga Ora’s Special Housing Area Intensification initiative, the new development provides 45 new homes, consisting of 12 two-bedroom apartments, 14 two-bedroom properties, 13 three-bedroom properties, and 6 four-bedroom properties.

Through extensive community consultation, Ignite and Kāinga Ora Homes & Communities have successfully replaced the older existing houses with modern, healthy homes that also complement the local environment.

“A vast improvement from the previous 1970s homes, this development better meets the demand for social housing in the area, and also responds to the contemporary needs of today’s tenants.”

The new homes have been de­signed and built to modern stan­dards and include double glazing, insulation, heating, and up-to-date materials inside and out. The three- and four-bedroom homes have a garage and an off-street parking space, while the two-bedroom homes have a dedi­cated off-street parking space.

The three-storey walk-up apartment complex provides families with 12 modern two-bed­room homes. Entered off Bedling­ton Ave, the building features a ‘U’ shaped form, which addresses the busy corner of the site where the street meets Wordsworth Road. Most residents have balconies overlooking communal green areas and across to the fields of a nearby school.

A community focus was critical to the project’s long-term success, which led to careful consideration of planning, amenity, and landscap­ing requirements.
